Standards: All new resident lease applications and renewals are considered equally without discrimination on the basis of race, color, sex, religion, handicap, familial status, sexual orientation, national origin, disability or any other class protected by applicable laws.
Occupancy: Two people per bedroom plus one.
Applications: Required for all occupants who are 18 or older.
Identification: Copy of valid U.S. or state-government issued photo identification such as current driver’s license is required. Non U.S. citizens must present a valid passport or visa.
Residency Income Qualifiers
Terms & Qualifications: Credit report and previous rental references must be approved.
Total monthly payments (credit cards, car payments, etc.) including rent cannot exceed 30% of gross monthly income.
All sources of gross monthly income must be verifiable.
Must provide copies of 3 most recent pay stubs. In some cases, copies of most recent tax return and/or bank statements may be required.
A larger deposit may be required in certain circumstances.
Credit check fee is $45.00 per applicant.
Guarantors (Co-Signers): Guarantors (Co-signers) are accepted in some cases such as full-time student applicants.
Renter History Qualifiers
Current Residency: No evictions-validation of current residency will be performed.
Negative payment history can disqualify an applicant.
Credit History: Reports with past or current bad debts, late payments or unpaid bills, liens, judgments and bankruptcies may disqualify an applicant.
Employment: Verification of employment may be performed.
Background Checks: May include contact with current and/or prior landlord(s), employer(s), credit reporting agencies.
Terms: Available lease terms: 6-12 months
Month-to-Month: Available at the end of the lease for an additional month-to-month fee, subject to the applicable terms and conditions of the lease.
Fees and Deposits
Non-refundable: Application fees are non-refundable. A $200.00 holding deposit shall be retained by the Landlord to hold the unit. Once Landlord receives Holding Deposit, the unit identified will be taken off the rental market and reserved. If Applicant withdraws application prior to execution of Lease, this Lease Reservation (Hold) Deposit will be forfeited unless cancellation is received within 48 hours from date applied.
Refundable: Security Deposit is only refundable when certain criteria are met. Once an Offer to Rent or lease has been signed on an apartment, the terms of the Offer to Rent or lease are in effect.
Lease Guarantors (Co-signers)
Income: Guarantors (co-signers) are accepted in some cases such as full-time student applicants.
Criteria: Guarantors (co-signers) must meet the landlord’s applicable resident criteria including, but not limited to, meeting all applicable financial requirements.
Renter’s Insurance: Proof of renter’s insurance is required upon lease signing.
Military Service: Request at least 30 days notice for active military service personnel with PCS orders.
Transfer a Lease
Roommates: New roommates must qualify when a previous roommate (occupant) moves out before the lease ends. Fees will apply for new occupant application processing.
Sublet/Sublease: Subletting of apartment homes is not permitted.
Dogs and Cats – The security deposit fee is $500 per pet and Monthly Pet Rent $50 per pet.
No pets over 35 lbs. are allowed. Two pets maximum. The following breeds may not visit or be maintained in the Residence or on the Property: Pit Bulls, Staffordshire Terriers, German Shepards, Chows, Malamutes, Mastiffs, Dobermans, Dalmatians, Saint Bernards, Akitas, American Bulldogs, Boxers, Cane Corsos, Great Danes, Huskies, Karelian Bear Dog, Rottweilers, Wolf Hybrids, or any mixed breed of one of the aforementioned breeds.
